Wendy Atherton is a licensed North Carolina real estate broker and one of the two Broker/Owners of Winston Dane, the team she runs with her husband Sean Herndon at eXp Realty. She has been licensed since 2018 and works Lake Norman and Greater Charlotte: Cornelius, Davidson, Huntersville, Mooresville, Denver, Sherrills Ford, Terrell, Troutman and Statesville.
She represents sellers first. Her specialty is the move that comes with a life change rather than a job change: downsizing, right-sizing, settling an estate, or selling a lake house after the years that made it worth having. She runs pricing, positioning, marketing and negotiation on every listing the team takes, and she is the one who will tell you the number you don't want to hear about your own house, which is the only reason the number she gives you is worth anything.

What she does for sellers
Most listings get put in the MLS and waited on. Wendy's get a launch plan, professional film and photography, a 3D tour, a coming-soon audience built before the sign goes in the ground, and a marketing sequence that keeps running in week three when there's no offer yet. Every seller gets a written plan before signing, a Monday update every week the home is on the market, and both brokers on the file so nothing stalls because one of them is at a closing.
Her seller work is documented, not described: how a Winston Dane listing is marketed, what it actually costs to sell a home in North Carolina, and why a Lake Norman home doesn't sell the first time.
Downsizing, estates and the 55+ move
A large share of Wendy's sellers are leaving a house they have owned for a long time: empty nesters, people moving into a 55+ community such as Bailey's Glen or Trilogy Lake Norman, and families settling a parent's estate. That work has its own pace and its own paperwork, and she has written most of what the team publishes on it, including the pieces on whether buying in a 55+ community is a good idea, what 55+ communities cost, downsizing at Lake Norman and selling an inherited home in NC.
What clients say about working with Wendy
"We toured 8 homes and had 1 at the top of our list. Wendy quickly analyzed comps and within an hour we submitted an offer that was accepted the next morning. There are no realtors in the LKN area we would recommend higher."
Travis Marion, Google review
"She went above and beyond to help us find the right house in Davidson. She even reached out to people in the neighborhood to see if anyone would consider selling. The whole process felt much less stressful."
Brooke Ross, Google review
"Wendy was very patient, extremely knowledgeable, and made us feel like she was looking out for us."
Richard Pratt, Google review
"Wendy was the best. Held my hand all the way. Knowledgeable and professional always."
