Every listing that has already run leaves a record: how it was priced, how it was photographed, how long it sat, whether the price moved. We run a Ten-Point Launch Review on every home before it goes live, and the same review, read backwards, is what tells you why a listing expired. This check is that review pointed forward, at a house that has not launched yet. It reads the launch and tells you how fast it is likely to sell. It does not tell you what your house is worth. That number takes a conversation, and it is the one we give away for free.

Detached home, townhome, condo or waterfront, and how current the finishes are. A home updated in the last five years starts closer to its ceiling. One that needs work is not a problem, it is a pricing decision made early instead of late.
The heaviest-weighted question on the page. A launch price the recent sales support pulls buyers in during the first weekend. A price set to leave room to negotiate, or set to the number the move needs, is the most common reason a listing runs past six weeks and then cuts.

Flexibility on the close date, how easily the home can be shown, and whether it is owner-occupied, vacant, or has a tenant in place. Each one changes how many of the buyers in the market can actually get through the door in the first two weeks.
Rolling twelve months to August 2026. Median days on market is how long half the closed sales took to go under contract. Percent of original price is what the median sale got against its first asking price. Months of supply is how long the current inventory would take to sell at the current pace: under four is a seller's market, over five favors buyers.
